Preparing for a mortgage application
A little preparation before you apply makes the process quicker and gives you a clearer picture of what you can borrow.
Know your numbers
List your monthly income, any regular allowances, and every existing commitment, including credit cards, car loans and personal loans. Lenders look at how much of your income already goes to debt repayments.
Plan the deposit and costs separately
The deposit is your share of the purchase price. Purchase costs — transfer, registration, valuation and agency fees — are paid on top, usually from your own funds.
Gather the usual documents
Lenders typically ask for identification, proof of income and recent bank statements. You do not need to share any of these with us for an initial conversation; we will tell you what is needed when it becomes relevant.
Understand pre-approval
A pre-approval is issued by the bank after an initial assessment. It indicates how much the bank may lend, subject to conditions such as valuation, and usually has an expiry date.
